Sunbury developer backs land tax change, Sunbury Leader, 13th April 2010

A DEVELOPER with 268 hectares of land in Sunbury has welcomed the State Government's bid to resurrect the Growth Area Infrastructure Contribution and extend the town's urban growth boundary.

**Of course this developer is happy with the resurrected GAIC. As a developer who already owns land within the proposed UGB he doesn't have to pay any GAIC until he developers the land and is granted a certificate of compliance. Developers who already own land in the proposed new urban growth area are happy to accept the GAIC both in its current form and in its original form. First they purchased the land cheap and second they will not have to pay the GAIC until they start selling blocks. These developers with their selfish outlook have missed the whole point of the opposition to the GAIC tax, or maybe not. A significant majority of landholders are happy for there to be an infrastructure tax, it is not the tax it is the timing of when the tax is paid. There are a significant number of people who will be unable to do anything but sit and wait 10 to 20 years before they can sell their properties. They will be prisoners on their own land, unable to sell and foolish to make any improvements. Their rates will likely increase 10 fold. Developers will say sell and get out. Yes but only to a developer and only at his price. No wonder some developers are so keen for this tax to be introduced and in whatever form.
